Located on the Greenwood/ Elk County line, this property consists of approximately 130 acres of dryland crop ground, being planted to excellent looking soybeans in 2020. Being located only about 1.5 miles from the Co-op in the town of Severy will make for a short and easy haul. There is a rock bottom creek crossing to get to the west field, which the owner says he never has any trouble crossing. The property has a good 5-wire fence along the northern boundary, the east west fences are marginal, and there is no fence along what will be the new southern property line.

The rock bottom Salt Creek dissects the property from the northwest to the southeast, and is fed by two tributaries totaling over a mile of water way and all the glorious wildlife habitat that goes with it. There is approximately 30 acres of woods and brush in these areas consisting of mixed hardwoods and cedars. The northwestern corner of the property is mostly cedars and tall grass. An old railroad bed is located along the western property line, and is what created the corner of woods in the southwest corner of the property. This railroad bed is mostly elevated from its surroundings, creating additional habitat and restricting the sightlines to and from the neighbors to the west. There are the remnants of two old bridges where it used to cross over the creeks.

I have seen in person during my visits to this property virtually all species of game popular in this area. On one occasion I came up over the levee along the creek in the northwest corner to be face to face with a trophy whitetail buck not 30 yards away. That same evening, I had encounters with no fewer than 15 deer. I have seen tom turkeys strutting in the springtime and flocks of geese numbering in the hundreds in the winter crop stubble. Ducks can be found on the creek, which I have never seen dry, and don’t forget about the trapping opportunities for bobcat, coyotes and even beaver. Bald Eagles are obviously not a huntable game species, but are always a pleasure to watch and can be seen frequently in this area as well.

Overlooking the property on the hillside in the northeast corner is an old, overgrown homesite with some old, run down trailers and junk that the owner is planning to haul off. The previous owner was truckdriver and routinely would bring home loads of gravel to dump in his driveway that was a circle drive at one time. Water, electricity and natural gas all run along the road on the eastern side of the property.
Oil production may also be a possibility as there was five wells previously along the northern part of the property. Four are east of the creek and one is along the west property line. The locations are marked out in the fields.
