Webster County, Kentucky

Under Contract

  • Webster County
  • Acres: 112.5+/-
  • Asking Price: $298,125

Kentucky Land For Sale | #A-0567 — Webster County is known for it’s great deer and turkey hunting but often gets overlooked with the lack of available properties on the market. Here is your chance to buy an all-wooded tract and hunt some of the big bucks Webster County is known for. The property has a diverse mix of timber consisting of softwoods and mast-producing hardwoods. The rolling topography, along with interior ditches, will allow you to traverse the property undetected to the wildlife that call this place home. Remnants of old logging roads can be seen within the property that would take minimal work to open back up. There are a few small openings within the property that could be planted to create those hidey-hole food plots. This would be a great area to catch a good early season buck as he transitions from the surrounding bean fields beginning to turn in early September. Don’t miss an opportunity to own in what I consider a “sleeper” county in Western Kentucky! Give me a call to schedule your private showing today!

Why Timber Land Is Valuable

Just as tillable land can be a valuable component to a great hunting tract, having a portion of the property in timber is nearly required.  The exception to that might be out in the plains states where hardwood forested areas are few and far between. When most avid hunters visualize their ideal hunting property, the thoughts of larger blocks of timber are most certainly a “must-have” when describing the ideal farm. Besides the obvious benefit of providing cover, the timbered acres can, in a properly managed stand, provide some impressive amounts of…

Grayson County, Kentucky

Reduced Price

  • Grayson County
  • Acres: 180+/-
  • Asking Price: $699,900

Kentucky Land For Sale | #A-0547 — This 180 +/- acre farm is being offered in a great area of Grayson County KY! Property sits just 6 miles from the county courthouse and any amenities Leitchfield has to offer. As you get to the property, which sits at the end of a dead-end road, the first thing you notice is the seclusion this farm offers. You don’t have to get very far into the farm before the excitement begins and you can visualize what all could call this place home. Very diverse mix of timber along with tillable acreage gives you habitat for pretty much any critter that lives in the county. As you notice in the aerial photo, the fields are spread out in such a way, to help make this farm hunt bigger than it truly is. That along with the topography changes allows a person to access different stand sites undetected. As I walked the property there was plenty of sign left behind from the wildlife. Heavily used trails coming from the ridgetops and valleys where the deer like to bed that lead into the ag fields. With lots of ag production to the south of the property. This farm is going to have considerable bedding and quality habitat compared to nearby farms to the south. You will get a chance to have a great hunting farm that provides seclusion within a short ten minutes drive to Leitchfield or 30 minute drive to E-town. Call today to schedule your private showing!

OHIO COUNTY, KENTUCKY

A-0271   |   Acres: 115+/-   |   Asking Price: $293,000

115 M/L Wooded Acres in Ohio County Kentucky! — This 115 +/- acre, a mostly-wooded tract in Ohio County, is sure to hold some good deer and plenty of turkeys. The first thing you will notice after pulling through the gate is the log cabin that allows you to stay on the property and spend your time hunting and not driving back and forth to a motel. The cabin is complemented by several outbuildings to store your equipment and have your hunting buddies over to share stories of the day’s hunt. As you leave the front of the property and head north, you run into the transmission right of way that gives you some diversity with tall grass and brushy areas. Continuing on the well-defined ATV trail you come to the north property line.

The north side of the property adjoins a big ag field that wraps around the western border as well. This gives the wildlife plenty of food through summer and early fall eliminating the need for you to spend time and money on. When you get back into the timber you cannot help but notice all the big rubs and scrapes along the ATV trails. You can tell by the size of some of the rubs, that there are some good bucks that frequent this property. This is also verified by the trail cam pics provided by the current landowner. You will also notice the nice changes in topography, not too steep, just enough to make getting in and out of your stands undetected a bit easier. Do a little TSI to create some good native browse while also making more defined bedding areas and this place will hunt much bigger than 115 acres. Don’t let this rare opportunity with a cabin already in place and a great area for big bucks and plenty of turkeys getaway!!! If a solid hunting tract with big bucks already present appeals to you, give me a call right away to arrange for a private showing.
