Indiana Land For Sale | #A-0516 — Looking for for a property that has great potential for a major return on investment and fantastic hunting? This is the the perfect place!

As you journey up the long gravel driveway where an easement is in place, you will notice that the seclusion is truly unmatched. This allows for a great place to hunt, camp, hike and live the outdoor lifestyle!

Touring the property you will see that the timber has had a very light harvest recently. The most abundant species of timber on the property is 15-20″ White Oak which is one of the most desired trees by timber companies. If you so desired the property could be cut again today and have a good return on investment but if you waited 10-15 years the potential return on investment could be tremendous! Also, a perk of all of those Oak trees, it is apparent that Whitetail love the property because of the amount of acorns that hit the forest floor in the fall.

Sitting on this property is a two-story cabin that was built in 1990 and is powered by underground electric. The cabin does need a little bit of TLC but it would serve as a great place to have your “Base Camp” as you sit around the camp fire and make memories with your friends and family. You will also notice that there is a 2,304 sq ft +/- pole barn that was built in 2000 where you can store tractors, ATV’s or anything that you want!

If you would like to have a private tour contact the listing broker, Caleb Thorne today. This property is shown by appointment only with an advanced notice!

Why Timber Land Is Valuable

Just as tillable land can be a valuable component to a great hunting tract, having a portion of the property in timber is nearly required.  The exception to that might be out in the plains states where hardwood forested areas are few and far between. In much of the eastern and southern United States, wooded areas are the primary security cover for whitetails and many other game species.

When most avid hunters visualize their ideal hunting property, the thoughts of larger blocks of timber are most certainly a “must-have” when describing the ideal farm. Besides the obvious benefit of providing cover, the timbered acres can, in a properly managed stand, provide some impressive amounts of…

  • Jackson County
  • Acres: 415+/-
  • Asking Price: $1,660,000

Kansas Land For Sale | #A-0465 — This 414 acres of native rolling grass is the perfect set up for cattleman, or the commuter. Located on the Jackson/ Shawnee County line it is only half a mile off of Highway 75, and only thirteen miles to downtown Topeka!

This property has good five or six barbed wire fence dividing it up into five separate pastures. Water is plentiful. There are five stocked ponds on the property, all of which are fenced off from the cattle, with the establishment of waterers below the ponds on the south end and northeast pasture. There is a solar pump in the middle pond which pumps up to the tank in the middle of the west part of the property, and is accessible to all four pastures on that side. There is a spring that fills two tanks in the northwest corner, along with the creek. A well-kept loading chute, and head gate for working cattle, are located in northeast corner of the property.

The wildlife are plentiful on this property. The drainage that runs from the NW corner to the SE has often been referred to as a “Wildlife Highway” by the owner. During my inspection on December 29, I spotted over a dozen deer, including a nice mature buck, several hundred ducks and geese on the ponds or in the air, and a covey of about a dozen quail. Previously I have also seen wild turkey.

Another nice feature of the property if the absence of rocks hiding in the grass on the hillsides. There are some, but nothing compared to most of the Flint Hill pastures I have been on.

The owner has taken a lot of pride in this property, and it shows. It is in great condition, with excellent quality grass, water, fences and accessibility. The north road is all weather gravel, while the south and west roads are dirt.
A powerline runs along the road on the southern part of the property.

Property Features

Perfect Pasture

  • Incredible grazing opportunity
  • Ten miles from Topeka
  • Half a mile from Highway 75
  • Plentiful wildlife
  • Peace and quiet
  • Excellent fencing and 5 divided pastures
  • 5 ponds and pumps to efficiently water
