Geary County, Kansas

  • Geary County
  • Acres: 110+/-
  • Asking Price: $440,000

Kansas Land For Sale | #A-0557 — I love properties like this! Nice diversity, beautiful views and incredible wildlife habitat are just a few features of this Geary County piece.

Located just half a mile off the blacktop Humbolt Creek Road, this 110 acres is mostly upland Flint Hills pasture ground, along with some good looking draws and wooded hillsides along Humbolt Creek, Due to the rough terrain along the creek, approximately 20 acres located in the NE and NW corners of the property has been fenced off from cattle, and is left wild. The NE corner features about 100 feet of elevation change from the top of the bluff down to the creek bed. The middle of Humbolt Creek is the north property line when along the creek.

The native grass pasture has a cattle lease currently in place for 2022. Fences are in fair to poor condition. The water in the pond was clear as a bell on my last visit, and there is also water in the creek below the pond, and above during wet times.

The wildlife habitat looks great and this area has always been known for having an abundant supply of trophy deer and turkeys. The big draw in the middle looks like an incredible honey hole to set up over. The pond could also be used for duck hunting and fishing, or even made bigger to allow more opportunities. My mind races when I think of all the different hunting setups that are possible on this property.

Another bonus is that this property exceeds the eighty acre minimum for the non-resident landowner deer tag requirement.

The history is obvious on this property, and as is common in the area. An old rock fence used by the early settlers still di-sects the property in several locations. A powerline crosses the SW part of the property. This is definitely a neat piece with a lot of potential, and could be a really special place!

***RURAL WATER IS AVAILABLE TO THIS PROPERTY***
***THERE IS AN ADDITIONAL SEVEN ACRES AVAILABLE BETWEEN THE SOUTHWEST CORNER OF THE PROPERTY AND THE ROAD. THIS WILL BE A SEPERATE LISTING***

Property Features

FLINT HILLS HONEY HOLE

  • Less than 1/2 mile off blacktop road
  • Humbolt Creek frontage
  • Great wildlife habitat
  • Deep wooded draw
  • Scenic views
  • Good grass for cattle grazing
  • Deep pond
  • Historic rock fences
  • Twelve miles to I-70
  • Fifteen miles from Junction City

Why Timber Land Is Valuable

Just as tillable land can be a valuable component to a great hunting tract, having a portion of the property in timber is nearly required.  The exception to that might be out in the plains states where hardwood forested areas are few and far between. In much of the eastern and southern United States, wooded areas are the primary security cover for whitetails and many other game species.

When most avid hunters visualize their ideal hunting property, the thoughts of larger blocks of timber are most certainly a “must-have” when describing the ideal farm. Besides the obvious benefit of providing cover, the timbered acres can, in a properly managed stand, provide some impressive amounts of…

Jackson County, Kansas

Sold

  • Jackson County
  • Acres: 415+/-
  • Asking Price: $1,660,000

Kansas Land For Sale | #A-0465 — This 414 acres of native rolling grass is the perfect set up for cattleman, or the commuter. Located on the Jackson/ Shawnee County line it is only half a mile off of Highway 75, and only thirteen miles to downtown Topeka!

This property has good five or six barbed wire fence dividing it up into five separate pastures. Water is plentiful. There are five stocked ponds on the property, all of which are fenced off from the cattle, with the establishment of waterers below the ponds on the south end and northeast pasture. There is a solar pump in the middle pond which pumps up to the tank in the middle of the west part of the property, and is accessible to all four pastures on that side. There is a spring that fills two tanks in the northwest corner, along with the creek. A well-kept loading chute, and head gate for working cattle, are located in northeast corner of the property.

The wildlife are plentiful on this property. The drainage that runs from the NW corner to the SE has often been referred to as a “Wildlife Highway” by the owner. During my inspection on December 29, I spotted over a dozen deer, including a nice mature buck, several hundred ducks and geese on the ponds or in the air, and a covey of about a dozen quail. Previously I have also seen wild turkey.

Another nice feature of the property if the absence of rocks hiding in the grass on the hillsides. There are some, but nothing compared to most of the Flint Hill pastures I have been on.

The owner has taken a lot of pride in this property, and it shows. It is in great condition, with excellent quality grass, water, fences and accessibility. The north road is all weather gravel, while the south and west roads are dirt.
A powerline runs along the road on the southern part of the property.

Perfect Pasture

  • Incredible grazing opportunity
  • Ten miles from Topeka
  • Half a mile from Highway 75
  • Plentiful wildlife
  • Peace and quiet

  • Asking Price: $532,000

Kansas Land For Sale | #A-0430 — Welcome to the Denman Duck Lake!

Located less than one hour from downtown Kansas City, this property is an outdoorsman’s paradise. Obviously, the main feature is the seventeen- acre lake that will more than satisfy your waterfowl and fishing desires. It has been well-maintained throughout the years, with plenty of clean mowed shoreline on the eastern main body of the lake. The tail waters toward the west end of the lake offer more cover along the shoreline, and the shallow water will create some ideal habitat for the ducks. This lake is well known in the area, and has been stocked several times over the years.

The 15’ x 15’ cabin below the dam will be ideal for setting up your base camp. Built on a concrete slab, the one room structure, with two small rooms in the loft will be a cozy spot for your family to escape the chill of winter. It is set up to be plugged into your generator for electricity, with wiring in conduit running out 30 feet to the east. There are outlets throughout the cabin.

Landers Creek flows into the west end of the property, and out the east end. The woods along the creek will provide excellent cover the trophy deer that are found in this area. Bald eagle sightings are becoming more and more frequent, and we were even lucky enough to get a picture of a couple on their perch overlooking the lake.
The remaining balance of the property includes 36 acres of CRP with an annual income of $2,478.00 which expires in 2025. The new owners will be responsible for this contract.

The three acre field just west of the driveway to the cabin is NOT enrolled in the CRP program. The soils are primarily composed of Woodson Silt Loam with an average NCCPI of 48.

Wabaunsee County, Kansas

Sold

  • Wabaunsee County
  • Acres: 1,122+/-
  • Asking Price: $2,645,000

Kansas Land For Sale | #A-0427 — Located just west of Eskridge, and across the highway from Lake Wabaunsee sits this 1,122 +/- acre heritage ranch. This property has been used for cattle grazing for many generations by one of the original pioneer families that first settled in this area. With easy access right off the blacktop highway, and the typical Flint Hills native tallgrass prairie consisting of big bluestem, little bluestem, and indian grass, this will be an excellent property for you to expand your cattle operation. There is also access into the very NW corner of the property, along a minimum maintenance county township right of way.

The property has been well maintained and has good 4 or 5 wire fences, with steel posts throughout. The stocking rate has been eight acres per every cow/ calf pair. There are plenty of springs and seeps to provide water, along with the ponds. The loading chute is located next to one of the two gates off the highway. The current renters would also be interested in continuing to rent the grazing rights.

For those interested in the hunting aspect, rest assured this will be a great property for both deer and turkey. The secluded, deep and woody draws create exceptional habitat for all kinds of wildlife. On several occasions I have kicked up flocks of turkeys that easily exceeded one hundred birds. There is an active hunting lease in place on the property, and the current hunters would be interested in continuing this as well.

There will be an easement across this property granted to one of the neighbors to the north that is landlocked. There is a power line through the very west part of the property, and Kansas Power and Light has been granted a Right of Way, which dates back to 1950.

To schedule a private showing please call Brandon Cutler at 316-312-9825.

Property Features

Flint Hills Grazing

  • Prime grazing opportunities
  • Incredible hunting potential
  • Loading chute and two gates off Hwy 99/ K-4
