Kansas Land For Sale | #A-0616 — Here is your chance to own a half section of productive farm ground located just south of Bogue.
According to my FSA map, there are 303.95 acres of tillable crop ground on this 314. 92 acre property, consisting of mostly Holdridge Silt Loam with 1-3% slopes, and an NCCPI of 49. The north half of the property is currently planted to soybeans, while the south half is wheat stubble. The current farm lease ends after the harvest of the 2022 crops.
The property is located along a well-maintained, all weather gravel road 1.5 miles south of Bogue, and only two miles from Highway 18.
The secluded overgrown waterway in the SE corner of the property looks like a great little honey hole for those interested in hunting. The FSA map lists this area as 8.68 acres. There are quite a few mature trees and plenty of weeds taller than my head. I did jump two deer off the property on my last visit.
All mineral rights will transfer with the property to the buyer.

Why Timber Land Is Valuable

Just as tillable land can be a valuable component to a great hunting tract, having a portion of the property in timber is nearly required.  The exception to that might be out in the plains states where hardwood forested areas are few and far between. In much of the eastern and southern United States, wooded areas are the primary security cover for whitetails and many other game species.

When most avid hunters visualize their ideal hunting property, the thoughts of larger blocks of timber are most certainly a “must-have” when describing the ideal farm. Besides the obvious benefit of providing cover, the timbered acres can, in a properly managed stand, provide some impressive amounts of…

GRAHAM COUNTY, KANSAS

A Thousand Miles From Nowhere — What a beautiful property! As I pulled up to the gate in the northeast corner, and snuck up over the hilltop to see the vast valley below, I found myself in awe of the scenery. The rocky outcroppings eroded by a thousand rainstorms, along with the golden hues of the native prairie in the setting sun took me back to the time before this country was settled. This property is totally landlocked, so there are no roads for any passing pickups to kick up dust or drown out the whistling meadowlarks. It was just myself with nature, in all its glorious splendor.

This quarter section of grass located in the hills of eastern Graham County looks like the ideal spot for the cattleman and the outdoor enthusiast alike. The property is basically a series of drainages and features a stream that flows from north to south. There are five dug-out water holes and a pond along the way to provide good water sources across the property. Water does not appear to be an issue here. The hilltops look like ideal spots to set up hunting blinds overlooking feeders, food plots or the water down below. I did manage to kick up a handful of pheasants on the edge of the property, which is not surprising considering this is one of the top pheasant counties in the state. The big pond had at least twenty ducks on it, and there were also several other groups of ducks in the small water holes along the creek. The way this property lays it would be very easy to sneak up on them.

Access to the property will be from the northeast or southwest along ½ a mile of dirt roads coming in from each direction. The northeast corner features a set of nice metal gates. The southwest corner features a cattle guard, and is used to access the oil tanks and pump in this corner of the property. Mineral rights are not included in this sale. The property is barbwire fenced on all four sides, and the fencing is in fair condition.
Located two miles from the blacktop to the east.
